What you need to know about real estate in
Turkey
Real estate in Turkey has been in a recession
since the financial crisis in 2001 when interest
rates hiked up to 1000 % daily. The recession in
the sector ended as of 2004, however, real
estate prices are still below the levels of 1999
and 2000. While construction costs increased
around 50 % in the past 5 years the sale prices
remained same thus causing a no way out
situation for developers.
The cost of
building 1 square meter first quality house is
currently 250 Euro. In other words building a
100 square meter first quality villa costs
around 25,000 Euro. On top of this cost you
should add the cost of land used for the
building. Land price within Kusadasi is arround
200 euro per square meter and this price falls
to 100 Euro as you move away from downtown.
Price of land differs mainly according to the
construction permit given to the specific land.
Although the price of land increases as the
construction permit increases, the square meter
cost in a property decreases since more space is
built within the land.
Just in any
other cities around the when buying property in
Turkey the most important specifications are:
1. The construction
quality of the property: You would
want a longer lasting building, problem free for
a long time, made of high quality materials.
2. Location of
property: Location should suit you
interests best and neighborhood has to fit your
standards
3. Useful architecture:
Architectural design of the property should be
well thought and lay out should be practical.
4. Future: 5
years down the road you should know what will
happen to the neighborhood and the town itself.
Sale and
purchase process in Turkey is quite simple and
rather fast. Whole process is completed within a
day. We suggest that you hire someone who will
take care of it for you. Usually real estate
agencies take care of for you. Changing the
title deed fee is between 1,000,000,000 TL (600
Euro) – 3,000,000,000 TL (1800 Euro) depending
on the sale pice of the property. Other sales
expenses are around 300,000,000 TL (200 Euro).
